In exceptional situations, an owner may need to cancel an existing booking. Because a cancellation can have significant consequences for the guest and for the reputation of the accommodation, this is only permitted when there is a valid and necessary reason.
An owner may only cancel a reservation if the accommodation is temporarily not suitable for rental, such as:
serious damage to the property
unforeseen technical issues (e.g. leakage, heating failure)
safety or health risks
force majeure situations
Personal use or holiday plans are not considered valid reasons to cancel an existing booking.
The owner notifies Sun & Sea Holidays of the requested cancellation, including the reason and supporting information.
We will review the situation and inform the guest.
The cancellation will only be processed once Sun & Sea Holidays has confirmed it.
The owner should not contact the guest directly about the cancellation.
If a booking is cancelled by the owner, compensation or costs may be owed to the guest.
These costs may be charged to the owner if applicable.
Possible consequences include:
compensation to the guest for inconvenience or expenses
negative reviews or lower ratings
reduced visibility on booking platforms
Cancellations without a valid reason may result in sanctions from Sun & Sea Holidays or external booking platforms (OTAs).
For bookings made via external platforms (such as Airbnb, Booking.com or Vrbo), the cancellation rules of that platform apply.
Cancelling an OTA booking may result in financial penalties, relocation obligations or compensation to the guest. These costs may be charged to the owner.
To avoid owner cancellations, we recommend:
timely communication regarding maintenance, renovations or issues
blocking owner-use periods well in advance
reporting problems immediately so solutions can be arranged
