Owner’s maintenance responsibilities

General maintenance

As the owner, you are responsible for the general maintenance and good condition of the accommodation. The property must be clean, complete, and safe at the start of every rental period.
Ensure that all appliances, installations, and facilities are in good working order to guarantee a comfortable stay for your guests.
These maintenance obligations apply to all owners, regardless of whether they use Carefree Renting or Carefree Advertising.

Minimum maintenance requirements

  • The property is free of defects and meets basic safety standards (gas, electricity, smoke detectors).

  • Appliances such as the dishwasher, oven, heating, and Wi-Fi function properly.

  • Seals, windows, and doors are in good condition.

  • Furniture and inventory are complete and clean.

  • The outdoor area, garden, or balcony is tidy and safely accessible.

Seasonal maintenance

We recommend carrying out a thorough maintenance check before and after each rental season. Check the following:

  • Technical installations (boiler, air conditioning, heating system, etc.)

  • Cleaning of ventilation grilles and filters

  • Condition of locks, windows, and doors

  • Exterior paintwork and wood maintenance

  • Garden care and outdoor furniture

Malfunctions and defects

If a malfunction or defect occurs during a guest’s stay, you are responsible for repairing or replacing it as soon as possible.
If Sun & Sea Holidays manages the property, we will handle the report and follow-up through our maintenance partners. Costs will be settled with the owner according to the agreed terms.

Preventive maintenance

Prevention is better than repair. Regular maintenance helps to avoid complaints and costly repairs.
We recommend performing a yearly inspection and fixing minor issues promptly.

Replacement and aging

When appliances or furniture show signs of wear or no longer meet guest expectations, it is important to replace them.
A well-maintained and modern property directly contributes to higher guest satisfaction and better reviews.
